It’s not surprising that whenever I get asked about what my profession is, most people look at me slightly puzzled!  I find the easiest and fastest way to explain what we do is by giving some examples of projects that we have completed over the years, which in turns explains the most important reason for being a Buyers Agent, my Why!

So, here is a “case study” of a recent project to best exhibit our work.  We of course have changed names and details slightly for privacy reasons, but this information is taken from real life client situations.

That way you can see WHAT we do but most importantly WHY!

Case study 1 – New inheritance enables move to dream lifestyle location

One of my greatest joys as a Buyer’s Agent is helping people move from their large high maintenance homes, into low maintenance exciting new lifestyles they can enjoy.  This project was a challenge but worth every minute of it.

Clients:  Jan & Mick

Project:  Jan & Mick were retired and living comfortably in their family home.  They recently came into an inheritance, due to the passing of a parent.  Their financial advisor suggested they renovate their home with the inheritance, to ensure their current financial situation was not compromised. They came to me for advice and upon conducting a Comparable Market Analysis, I recommended not to renovate as it would massively overcapitalise the property.  Further consultation identified a hidden desire to move to Scarborough, but they were anxious about moving.

Our recommendation:  Sell the unit that they had received from the inheritance, sell their current residence and buy their dream retirement home in Scarborough.

Issues:  If they were to move, due to new superannuation laws coming into effect, both properties would have to be sold and moved into their new home before 31st December 2016.  They were very nervous about achieving this by the due date, as it only gave us 8 weeks to have the whole project complete.

To add another dimension to this, during that 8 weeks they were booked to go on a holiday to Bali for 10 days!

Process:  Essential Property Advice conducted market analysis on both properties and facilitated the Sales of these properties.  First we marketing the unit for sale and it sold within one week, at asking price.  Two weeks later we marketing the home residence and had multiple offers that achieved above asking price within 6 days of the first inspection.

During the selling phase, we had consultations with both clients with regards to pinpointing must haves and future desires for their next home.  These answers were then collated to identify some buying criteria for the purchasing phase.

EPA utilised the buying criteria and conducted property inspections to shortlist the best possible options.

Result:  I am excited to say, within two weeks of the sale of both properties, we had a contract on their dream apartment overlooking the beach and they moved in on the 16th December 2016.

We have since visited Jan and Mick to see them enjoying life to the fullest in their dream location!  Happy clients, even happier Buyers Agent!
